  • Monday - Friday     9:00 A.M. - 5:00 P.M.
  • Saurday                   9:00 A.M. - 2:00 P.M.  
House and Pool Rules
 
I.         General
  • This agreement is an addendum and part of the RESIDENTIAL RENTAL AGREEMENT/LEASE between OWNER and RESIDENT.
  • RESIDENT is responsible for the conduct of GUESTS/INVITEES and their adherence to all the rules and regulations to which the RESIDENT has agreed.
  • Resident agrees to follow all posted rules and hours of the laundry room.
  • RESIDENT is not to tamper with or adjust building or equipment controls that regulate any item of the building other than those in his/her own residence.
  • Service requests shall be in writing and given to the OWNER/MANAGER only. Requests for service should be immediate in an emergency and during normal business hours for non-emergency.

II.    Cleanliness

  • RESIDENT must keep his premises and all common areas used by RESIDENT clean, sanitary and free from objectionable odors.
  • Clothing, curtains, rugs, and similar items shall not be shaken or hung outside of any window, or on any ledge, railing, balcony or patio.

III.   Safety

  • RESIDENT is responsible for locking all doors and windows as well as turning off gas and electrical appliances when absent from his/her residence.
  • If RESIDENT is to be absent from his/her residence more than seven (7) days, he/she shall notify management how long that absence will be. If, at RESIDENTS request, management elects to allow someone to enter RESIDENTS unit during RESIDENTS absence, RESIDENT shall give management written permission beforehand to do so and provide the persons name or company and any additional information required by OWNER/AGENT.
  • Children on the premises must be supervised by a responsible adult at all time.
  • The common areas of the premises are not to be used as a playground; no games, climbing, bike riding, skate boarding or similar activity are permitted in the common and landscaped areas unless such areas are designated for those purposes.

 IV.   Smoke Detector(s)

If the residence is equipped with a smoke detection device(s):

  • RESIDENT acknoledges the smoke detector(s) was tested and its operation explained by management in the presence of the RESIDENT at the time of initial occupancy and the detector(s) was working properly at the time.
  • Each RESIDENT shall perform the manufacturer's recommended test to determine if the smoke detector(s) is operating properly; test frequency shall meet the legal requirement which is every six months; if OWNER/AGENT is required to do so by law, OWNER?AGENT will complete the testing.
  • Initial here only if battery operated: ________________. By initialing as provided, each RESIDENT understand that said smoke detector(s) and alarm is a battery operated unit, and it shall be each RESIDENTS responsibility to:

                  1.   ensure that the battery is in operating condition at all times.

2.     replace the battery as needed (unless otherwise provided by law.)

  • RESIDENT(S) must inform the OWNER/AGENT immediately in writing of any defects, malfunction or failure of any smoke detector(s).

V.    Pool Rules and regulations (if applicable)

  • The pool is to be used only between the hours of 7:00 A.M. and 10:00 P.M.
  • The pool is reserved exclusively for the use of the RESIDENTS of the building. GUESTS/INVITEES can use the pool only with express prior permission from management.
  • No person who is ill shall use the pool.
  • No person under the age of 12 years old will be allowed in or around the pool at any time unless accompanied and supervised by an adult.
  • No food or beverage may be served or consumed in or around the pool at any time without the managements consent. If allowed, refreshments must be served in unbreakable containers.
  • No person under the influence of alcohol or drugs is permitted in or around the pool area.
  • Running, jumping, horseplay, dangerous conduct or diving is forbidden in or around the pool area.
  • RESIDENTS and their GUESTS/INVITEES are required to be properly attired at all times going to and from the pool and when using it.
  • Showering is required prior to using the pool. Drying off is required before leaving the pool area.
  • RESIDENTS/GUESTS must place their own towels over pool/patio furniture when using sun tan oil or lotions.
  • No toys, inner tubes, or any other objects whatsoever will be allowed in the pool at any time.
  • Safety equipment is not to be used except in case of emergency.
  • NO LIFEGUARD WILL BE ON DUTY:

(1)   Persons using the pool facilities do so at their own risk.

(2)   Management assumes no responsibility for accident or injury. NOTE: This does not waive OWNERS duty of care to prevent injury or property damage where that duty is imposed by law.
